A residential building in the heart of Dorćol, shaped by contemporary architecture and enduring values.
Architecture. Art. People.
ELIA is conceived as a contemporary interpretation of Dorćol’s architectural heritage. Designed with respect for its surroundings and built with a focus on long-term value, the project brings together refined aesthetics, functional layouts, and carefully selected materials.
Positioned in Milorada Gavrilovića Street, the building enjoys a calm residential setting while remaining closely connected to the historic city center, riverfront promenades, Linear Park, Kalemegdan, and Skadarlija.
Architecture & Design
The building’s architectural expression reinterprets traditional Dorćol façades through a contemporary lens. A dynamic rhythm of openings, ceramic cladding, and bronze-toned elements creates a timeless yet modern presence within the street.
The architectural concept of ELIA is rooted in clarity, proportion, and restraint. The building was designed by A3 Architects, a studio known for its thoughtful and context-sensitive approach to architecture, as a contemporary interpretation of the urban residential typology - defined by balance rather than excess and by permanence rather than spectacle.
The façade is articulated through ceramic cladding – a deliberate architectural choice that references both historic urban architecture and contemporary European practice. Beyond its aesthetic value, the material was selected for its durability, depth, and ability to age gracefully over time, resembling the monumental Belgrade structures that utilized this technique.

A location that blends calm residential setting with the urban pulse of Dorćol.
ELIA is located in the heart of Lower Dorćol, offering a rare balance between peaceful living and immediate access to the city’s most important amenities. Nature, culture, history, and everyday infrastructure come together within walking distance.
- Linear park - a few minutes’ walk
- Kalemegdan fortress and riverfront – immediate proximity
- Skadarlija and Dorćol cultural scene
- Belgrade’s historic city core
Apartments
The apartment layouts are designed in harmony with everyday living. Special emphasis is placed on natural light, spatial clarity, ceiling height, and integrated storage - ensuring the apartments are comfortable, functional, and adaptable over the long term.
